If you’re paying for utilities what happens when people run the air conditioner and leave the windows open?

The unit also only has an in-the-wall air conditioner in the family room.

We had no idea we had to get a brand new furnace and air conditioner, was not expecting the work we had to do AFTER the foundation with all the yard items.

After purchase I installed new flooring throughout, repainted the entire home, updated lighting to LED, updated master bathroom, replaced old furnace, air conditioner, and propane with a energy efficient geothermal system that heats, cools, and heats domestic hot water.

Many properties I’ve seen are in horrible conditioner and few mainly need cosmetic work (Paint, New tile floor, New carpet, Refinishing Wooden floors etc..) along with a furnace and heater!

If they want a ceiling fan, window air conditioner, bath safety grab rail, etc. then charge extra rent so that the upgrade pays for itself in a few months.

And if your budget is 15k for closing costs and rehab, what happens when something goes wrong like a water heater, air conditioner, medical bill, car breaks down, etc?
