I am a bit surprised that the per capita debt is not higher in CA.I suspect most of the higher per capita debt will be in markets with high housing costs because housing in those markets make up the majority of debt.

If you buy it and set it up as a LLC, then great, if you are one of the buy it in my name then transfer it, your protection from a good attorney is zero.
