So put it on line 18 as "depreciation" if you don't want to be in underwriting purgatory, playing underwriter ping pong, and subject to the whims of a randomly assigned underwriter who is having a bad day because she just found out her teenager is smoking cigarettes. 

No pets, non-smokers. the Place looked decently clean. 

I recently did a walk through (April 2019) on the property and the second I walked in I noticed smoke in the home, and a cigarette butt in the garage area (that I took a photo of).

When my tenants stop buying alcohol, cigarettes ,and lotto tickets then I’ll worry ...

There are multiple cigarette burns in the vinyl throughout the unit - reason I will replace.

As far as the mismanagement goes - the section 8 property does look somewhat rundown and unkempt but I think the main issue is that the residents are just kinda hanging out on the lawn and steps smoking cigarettes and drinking.

Even with a few gnarly evictions of crazy inherited tenants under my belt the worst I’ve had was old furniture left, dog turds and cigarette butts on the carpet and human turds un-flushed in the toilet (no upper-deckers yet thankfully).
