Hello everyone, Paul Brodeur here, just wanted to introduce myself here on Bigger pockets, I am from north Grosvenor dale Connecticut which borders central Massachusetts, I am fairly new to real estate investing but it has become my passion , I have been listening to the BP podcasts and have learned so much from them , I have owned a few rental properties in the past but had no idea what I was doing to be honest, I made a lot of mistakes and wish I would have found a place like BP back then , currently I am concentrating on finding fix and flips and wholesale deals in my northeast Connecticut and central Massachusetts areas, I am looking to learn and network and build great business relationships , thank you for looking at my post

One of the big topics I will be looking for on the forums are the issues with "cross border investing" I have been absorbing the podcasts as fast as possible, as there is tones of great info and tips sitting in there.I am sure I will be searching for / posting LOTS of questions to get things off on the right foot!

There's not a lot of Alberta specific MF meetups because:Market size is smallMost investors think of condos/houses as opposed to multifamily (hence, less interested investors)Debt-financing is hard to come (relative to the US)Institutions are not as investor/landlord friendly (relative to the US)Lots of Canadians invest south of the border for all of the above reasons plus better returns/liquidity/currency diversification.

Let me be real clear that this property was so unique that it would be a gamble as a flip, so it only made sense if we were going to either a) live in it or b) rent it or c) do both, live in and rent it.
