I have 1 traditional BRRRR  and 2 unintentional BRRRRs under my belt that I financed with my own funds. 

For that that do know many are like “it’s belt and suspenders…” nothing will go wrong (until it does)

Buy yourself a leaf blower and charge your neighbors $5-$10 less and schedule to do everyone’s the same week/day every year.

I am sort of new to this with 4 single family rentals under my belt (atleast I feel new), so I feel my expectations are realistic, although they may be different from others. 

Since you now have some completed projects under your belt.

Full disclosure that I am a total newbie (with a few books under my belt), but very eager to put in the work, learn a ton, get my hands dirty, and give back whatever value I can offer.In particular, I was hoping to get some help and insights into SF landlord / tenant laws, and things to look out for when buying a property with tenants already living inside.

They seem to be willing to lend on the project but so far they've required someone in the LLC to have 5 new builds under their belt as experience.
