We are so short on inventory that adding an accessory dwelling unit will not only boost your income but also your property value. 

Id say first step is to call up the building department and ask them if they allow ADUs (accessory dwelling units).

Hi Scott, Fannie Mae guidelines will allow you to use rental income reported on schedule E of your tax returns with the exception of rental income from your primary home, unless you have a 2 unit property or an accessory unit.  

Lots of things in this change but one of them is that home owners with enough of a lot size will be able to build an "accessory dwelling" on their property which currently isn't allowed: basically a single family home behind what is already on there.
