@Thomas Hickey Starbucks;-)When we were in Austin a couple of weeks ago, I believe the markets that foreshadowed progre$$ were MT SuperMarket and Trader Joes.

I've been a day trader in a previous life, and there are plenty of examples of stock charts that go vertical, but they all come crashing down just as fast as they went up, usually over-correcting, before going back up again.

It's like you wanna buy a bottle of Altadena milk, and you hesitate between calling Altadena or buying the bottle at Trader Joes. 

When I see these properties I quickly (back of the envelope) underwrite the property, determine NOI, and divide by whatever the current trade rate is (cap rate).It's annoying but I think it's the sign of a definite seller's market.

I am also capable of making money trading stocks as a day trader.
