I've come across a couple investment groups that are very gung ho about HELOCs, and while they do provide much more flexibility in payment compared to a traditional mortgage they're certainly not the silver bullet that some make them out to be.

The property I am interested in is a condo located in Silver Spring (Fairland neighborhood). 

It was a Zillow iBuyer home and they weren't showing and marketing it well.Also in contract to purchase a duplex to add two ADU's in the $800's and the exit is $1.6-1.8m in silver lake echo park area.

My silver lining right now is the fact that I can go down to 1050 on both units and still have positive cashflow of ~500.My plan is to let it sit at 1200 for another 3 weeks and go down again if they're not rented.
