There are three great monthly meetings here in SD; SDCIA in Mission Valley, FIBI in Del Mar and NSDREI in Oceanside.

@Roger Lin runs a group in NOVA that has a lot of BP members that show up. 

I would also love to find out what the hot zip codes are in NOVA, DC, and Prince Georges Counties for investors these days.

I most familiar with the Reston VA/NOVA market since I spent a lot of time searching for homes in the area when I was buying my condo.
