Not sure where you are at with flips as another potential stream of real estate to get into but that's mostly what I work with.We have a couple deals on the east and north side that might be worth looking into if you are looking to expand.

I own 2 units (North Austin) and I manage another 2 units (East Austin) that are all MTR.

The Broad Ripple area is especially popular.It looks like the East part of the area you are looking at is also in Lawrence Township. 

I also know a guy who takes the broad view that Thailand is played out, like the Memphis of Asia, and he's on the ground in Cambodia and Myanmar buying up land and setting up teams.

Areas I like that I would consider C+ to B which should give decent cash flow are Orange Park, South Westside area near 295, Murray Hill area, San Jose, eastern area of Mandarin, East Arlington (east of 295), various pockets of the southside around University Blvd, and some others I circled in the red areas.

Neighborhoods like Lawrenceville, East Liberty, and Squirrel Hill offer a mix of historical charm and modern growth.

Now the Panama Canal drought is not allowing as many shipments to come thru to the East cost.Steel prices are not dropping like the oil and lumber in previous charts due to both transportation issues, China taking longer to open up after Covid and Port Unions on strike or slow downs.There is pent up demand for steel thus it will not drop as fast.

Assuming there isn't; can anyone shed light on the Westend / Westgate neighborhoods (south or east of Fairview Ave)?
