@Mary Mitchell thanks for your input, I agree about letting cooler heads prevail.

They will pay for small repairs, but I get the big ones like a new roof, a new swamp cooler, a new water line to the house.

Swamp coolers may be affective enough, just remember they are pumping even more moisture into the house on top of the natural humidity.

I think this is even cooler than Josh's SNL appearances!

I winterize a few houses for customers who winter in Florida , first I shut the water down at the street , then we drain everything , kill the electric to the water heater , tape over the breaker , blow the house out with a 125 cfm diesel compressor , then we have a 55 gallon drum of RV antifreexe and we use a air diaphram pump and fill the pipes with the pink stuff.

It may be that puppy is running non-stop in these cooler days

That will be much cheaper to do in the future than replacing the carpet, plus your property will be a lot cooler.

Although the weather was better than Seattle, it was actually cooler than we were hoping for.

But it's a little harder I think to get room renters in better areas... you'll really need to focus on an area that's likely to have singles, perhaps near a school, or cooler area to hang out (tempe, uptown, etc).And I probably wouldn't want room renters in a not-so-great area as I think you'll have a much harder time finding people you'd be willing to have be your room mates.Maybe a small multifamily is the way to go?
