Opportunity funds have make absolute killings and I have bought stocks this way myself.We haven't seen a lot of the latter camp in this thread, but a few proponents raise the idea of a hybrid, that doesn't try and time the market per se, but always keeps some capital around in the event that a great opportunity pops up.

Developing the lots and selling them as an S-Corp will allow you to avoid some of the SE taxes as well.The amount you sell the land to the S-Corp will be the cost basis of the "inventory" (the lots).
