Marc your followup game is weak!

I as a newbie, understand this is not a get rich quick game, and as a general rule of life, anything worth doing is not easy nor for the weak hearted. 

You certainly did not want to be flipping in Ca in 2007 as the market was crashing down.As to "you" what are you good at, what are your likes, dislikes, strengths, weaknesses, etc.

If any field out there contracts the weak at the bottom get cut out first.   

When you have decided on why you want to invest I would tally up your resources so you know what type of investment you can afford, as well as what your skill set is so that you can build up a team to balance out your weaknesses.

Some FHA buyers have weak pre-approval letters that suggest that they as an individual still have not completed underwriting.Consider increasing your EMD;  Show your seriousIf the property qualifies for FHA & you've done your due diligence upfront then work w/ your lender & agent to reduce the process time;  i.e. shorter inspection time;  order the appraisal on the day the contract is accepted.  

So far, so good with ours.On the flip side, if demand is weak because of saturation of the market with other affordable housing choices, then this may not have such a great upside.  

He has taken your kindness for weakness and you shouldn't be hoping that he will leave in a few days. 

Try to give the tenant a chance to pay and get out, but in my experience the tenant just confuses your kindness for weakness and drags the situation out even longer.
