They may be inactive, but they may contain info that other members reference, they should always stay.If my vote button worked with my current Linux setup, I would have to give Will a +1 on that.Not only do I agree with Will, but many of those older posts are chock full of valuable nuggets - so much so that many of them are part of the link compilations that you'll find I have posted in various threads.And to add to what Will stated, I would like to see that discussions that have taken place not get classified into the "removed threads" archive where they can no longer be viewed - just delete the spam posts from the threads and lock the thread from further spam.

Use the types of sellers you deal with with testimonials explaining their situation 2) full page full color news paper ad placed on the front page of the classified section not real estate section. .

All sellers do one of the following. 1- they drive the neighborhood for for sale signs and call the agent or read the flyer.2- they look in the classified section of the newspaper for houses for sale3- they read Realtor magazines for prices or4- they visit open houses.If they say they don't know I ask them if they could do us a favor and drive the neighborhood for housing that's for sale with flyers and determine how their house compares to that house.

I'm new to Bp as well as new to real estate investing.I'm posting since wholesaling caught my eye in a way to begin in rei.From what I understand its a service we provide to sellers by saving them time, headaches, and to an extent money.Your right of course they could just do a craigslist ad and even a few classifieds but how many of those will be a waste of time , cancelled appointments, having to missed work to meet a potential buyer who may not even make an offer.The way I see it is I'm saving the seller the headache and time and working for him with of course a fee for my services (commission).David
