Ok here goes.... first the mother dies, then the father dies and there are 3 kids (all grown) but after the father died neither of the kids done anything to settle the estate or anything, they can't even find the will, they know there is one but they cannot find it.Now the city is threating to sell the house for back taxes, I'm pretty sure there is no mortgage on the house and the father has been dead for 2-3 years now.

I just finished paying off my home and looking to do some upgrades (yank carpet/replace ceramic) but I'm wondering if I should save $$ towards a down payment on a rental property.I'm in my 30s and wanted to plan my future wisely but at the same time I want furnish my primary residence the way I want it for the longterm.

From my personal experience having grown up with parents who have owned real estate in the Bay Area since before I was born and now a landlord in the Bay Area myself, being a "low class" tenant has really nothing to do with your financial status, but rather one's personal ethics, morals, etc...Throughout the years my family has had tenants from all walks of life, from all cultures and financial backgrounds.

We have grown the portfolio and I am now going to move to Jacksonville Florida to expand the portfolio.You could make the move to an area that you see is emerging, i.e. job growth, population growth, or you could find a partner in that city.
