I've done a couple private second mortgages (note and deed of trust) on rental properties that I own, but I may look at a HELOC or something similar on latest house.

  "11 days prior is the latest" they will accept a new seller, due to all the bank payoff info, talking to the trustee, getting the arears cert check into the banks hands etc etc and ETC.  

@Andy O'Neal I wouldn't have considered the two-tank setup it if I hadn't seen it (already installed) in my latest purchase.  

I was hoping to get more input after preparing these numbers but I suppose people are more interested in the threads about the when the next real estate crash will be, or the latest real estate scam :)I'm by no means a tax expert - but I always had the understanding that through the use of depreciation and 1031 exchanges one could defer taxes almost indefinitely. 

The one I belong to stays on top of the latest landlord/tenant laws for my area and keeps leases and lawful notices up to date and legal.

I know of a guy in beacon ny he does rehabs in the area and dose great work in side and out saw his latest rehab and it was a beautiful job.
