If you would like to deal with the direct buyer and not a middle man please give me a shoutSomething like that.. now like John did when I did this work a few decades ago.. no wholesaler ever beat me to the deal because that was my pitch when I sat down with them.. we would go through the letters we would talk very basically about how real estate worked.. etc etc.. sometimes I would get them to call the other folks and start asking questions I put in front of them.. that got the other side stumbling..

Who doesn't like to stumble on that super unlisted deal through a tip from a friend of a friend or the duplexes some not-so-good landlord is sick of and wants out.

I have stumbled across a weird niche market that has sparked my interest and wanted to hear feedback and comments. 

What I'm particularly concered about is fraud risk, i.e. stumbling on to a Bernie Madoff situation, or outright theft.
