I've never used a property manager since all of my tenants pay electronically but I couldn't agree with @JERMAINE LUCAS  and @Sam Chavez more. 

I have everything in electronic files including 3 years of tax returns.

Seems like they do a lot of the leg work for you and he sends out a newsletter often that lists new properties as well as current cash flows and what upgrades it may need or may not need. 

We keep the utilities in our name and send the tenant an electronic copy of the utility bills each month, so they might track their consumption.Every three months we reconcile.  

Design and mail out a local newsletter to your farm each month.Become active in your farm's school district by volunteering for a few events a year.Organize community yard sales and other events that are aimed at improving the area.Starting calling listing agents offering to help with open houses.At the end of the day, you should be talking to people, face-to-face, as much as possible.
