I guess you could also look at it this way - if one side of the coin involves paying the gov't $66k in taxes, can you afford to float a new purchase for a few months (meaning it will lose money - you are eating the monthly carry cost against no renter income) until things open back up?

On the same coin, there are some incredible deals to be found out there, and most of them are uncovered (fairly easily) by the people who understand how to target the right people and look where nobody else is looking.So anyway...

I also know many gifted and talented craftsman who know very little about business infrastructure and compliance - they often fail at running a successful business.I believe that both sides of the coin should exist.  

I know A LOT of investors do extremely well with mailers, but I also hear that you'll need to have some coin to spend to be successful with it...so what's the next best alternative especially if you need to be more cost minded?
