If my GOAL was to be a real estate investor and I lived in a terrible market, then I would move to a more favorable market.passing out advice like your the "rental god" and what you say go's is not smart, and can be very misleading to investors in markets other than yours.It's ironic that you would make a statement like that when just a couple of months ago you were grilled by nearly every successful investor on another forum for spewing inaccurate nonsense.

Foundation and Plumbing - Fix one or both??

So I have house under contract that I plan to fix and rent out.Has foundation issues (center of slab is the 'high point" and as you move toward the perimeter, the slab drop increases...so the edges have sunken over time...its an older house).Sewer test failed as well, cast iron pipes...typical of this area.Debacle: do I fix the slab, the plumbing, both or neither at this time?

Cast iron rads:- even heating- doesn't suck moisture out of the air- most people recommend keeping them if you have them as they are superior to baseboard or forced air heat. - doesn't require new ductwork.
