Ironically, the MLS does have some not so bad deals, and we still source for small multifamily deals here in Baltimore. 

Maybe with some cosmetic improvements and (ironically) losing a unit, you could add value.

So there are situations where it can happen, albeit rarely - you just have to be on the lookout for it and be ready to strike when the iron is hot. 

So I have house under contract that I plan to fix and rent out.Has foundation issues (center of slab is the 'high point" and as you move toward the perimeter, the slab drop increases...so the edges have sunken over time...its an older house).Sewer test failed as well, cast iron pipes...typical of this area.Debacle:  do I fix the slab, the plumbing, both or neither at this time?

Cast iron rads:- even heating- doesn't suck moisture out of the air- most people recommend keeping them if you have them as they are superior to baseboard or forced air heat. - doesn't require new ductwork.
