I am not accusing anyone but I am noticing a few I have called seemed a little shady on their questions.Is there a way to check these companies/people out?  

From my experience and others that I have witnessed the best thing to do is buy a affordable single family house, stabilize it over a two year period.

I listened to podcast #265 and now I am thinking that I need to have a rental policy in place so that if someone accuses me of discrimination or unfair treatment, I can say that I have strict guidelines of who can rent.

You have to accept the first qualified applicant so as to avoid accusations of discrimination.

The California Association of Realtors® has been very concerned about accusations of “shill” bidding by real estate auction sites, and met recently to discuss the matter further.

Some counties are accused of exaggerating values to try to increase taxes,  others at under valuing properties, etc.So the answer to your question depends on which is better in YOUR county.
