It's also the most expensive, time-sensitive money you can borrow.  

GP is very sensitive to PM fee as they have to return the money back to investors :) but pop and mom investor don't too sensitive that, 12-13 % doesn't make real differences if PM is extremely pro-active.Also there's this turnkey startup that's also offering PM as part of the package, with the rate of 15% in Texas.

As many of you know getting a loan from a bank, especially FHA, is like pulling teeth.

It's time we created our own national coalition and got some teeth into the prevailing parties' agenda. 

The forum is sensitive to those folks and understandably so many of the times.

The middle market here is doing well, and there are plenty of $50k to $75k base-hit deals to cut your teeth on.  

I am the first to admit my way of doing things is not tax efficient.. but that's OK ... for this cycle of the economy I may change my tune in the next 2 to 3 years and look for another MHP or take my stab at a MF.. having lived through and got my teeth kicked in 08 to 2010 I am a little more like someone who lived through the great depression and cash is more dear to me than anything else.

Also, Hal has some good suggestions like brushing your teeth right away and others.Highly recommend that book!
