I've posted the same answer below in another forum, but here it is again for convenience:Rough estimates on costs:Attorney - between $1,250-$1,750 .Survey (optional) - $750-$1,250.Title insurance - Depends on purchase price and is set by law, but lets just say $2000.Settlement agency - $550.Title Search - $500-$600.Miscellaneous (recording fees, etc.) - $400.If you provide the settlement agent with more money than what is needed, then the remaining amount should be refunded to you a few days after closing.

Basically you have to act like an owner (cut the grass, repairs to a house, survey the property lines for wooded property, put up signs with your phone number, ect.).

I state this because many/most poorly self-managed properties 1) do not do rent surveys and do not know market rent and therefore are often charging far below market rent, 2) do not have reliable, competent, reasonably priced handymen/contractors and therefore often overpay for maintenance/cap ex items 3) do not know the housing laws and therefore can get sued by tenant, fined by the housing authority, or taken advantage by the tenant.

The state licensing has also been mentioned already, so make sure that gets started as well as it takes a fair amount of time to get processed and approved.Beyond the permissions and licenses though, start by surveying what the need is for Kingman by compiling a list of all the current homes available, vacancies, rates, services provided, and then drive by and tour as many as possible.
