I will spare you the details on how my logical retort of; use a tarp, rent a van, borrow an umbrella, etc. went unheard.So as of today, the hold overs are out after a free 2 months of rent and the rehab is underway.

As mentioned, that's what renter's insurance is for.But, if it was me, I'd give them a choice of a rent reduction for each day until the unit is fixed, or for you to get them a portable A/C unit, or put in a window unit temporarily (and they can choose which room it goes in), that they can use until the work's done.Then, keep the A/C unit for future emergencies.We had a couple spare window A/C units for these situations.Legally, you could just tell them that's what renter's insurance is for.

Sparing $500 for her to get out by the end of the week would put you on a hell of a lot better terms than after another 3 months of eviction waiting, I know you're a little far in the game, but then you can focus on getting a better tenant in pronto.
