Even after this, I've had late payments, but never had a tenant reach out to me proactively before its due to let me know.If a tenant doesn't pay rent but instead uses that money for a new toy, vacuum cleaner, car payment, vacation, food, medical needs, or otherwise, I don't care. 

My question is: How do you know whether to hire a management company or whether to just gather your own vendors (cleaners, handymen, etc) I’m confident in my ability to assemble my own team but doing it all remotely scares me a bit.

For cleaning just hire a cleaner, and for customer service you can hire a virtual assistant.

Another friend needs to renovate his house but can't get anyone to do it, it's brutal.Plumbers, roofers, lawncare, there's no one available to do this work bc there's waaayyyy too many Airbnbs for the local labor market to support.Not to mention the dire shortage of cleaners and handymen.

Our cleaner loves it because it sends her a text/email for every reservation, cancellation or edit to a reservation.

@ Johnny KangIf you are investing in local retail type businesses, unfortunately, there are no useful metric, as it encompasses a number of factors.There's nothing like GRM, Capex etc. like in real estate, I wrestled with this through the years, even though I have an MBA in finance.I looked at dry cleaners and laundromats, and asking prices range from 2 to 3 times annual income, combined with whatever machinery or equipment comes with it.
