Even after this, I've had late payments, but never had a tenant reach out to me proactively before its due to let me know.If a tenant doesn't pay rent but instead uses that money for a new toy, vacuum cleaner, car payment, vacation, food, medical needs, or otherwise, I don't care.

Another friend needs to renovate his house but can't get anyone to do it, it's brutal.Plumbers, roofers, lawncare, there's no one available to do this work bc there's waaayyyy too many Airbnbs for the local labor market to support.Not to mention the dire shortage of cleaners and handymen.

@ Johnny KangIf you are investing in local retail type businesses, unfortunately, there are no useful metric, as it encompasses a number of factors.There's nothing like GRM, Capex etc. like in real estate, I wrestled with this through the years, even though I have an MBA in finance.I looked at dry cleaners and laundromats, and asking prices range from 2 to 3 times annual income, combined with whatever machinery or equipment comes with it.
