If you do invest at a distance consider a concentration in the area.

Hello everyone,I'm interested in investing in REO property but I want to concentrate on income producing property ( multi family ).

Besides the HOA, you also have to make sure that the condo community isn't too heavily concentrated with investor-owners (40%, I think), or you won't be able to obtain Fannie Mae financing.

I live in the Houston, TX area and want to concentrate on Commercial RE.

Review your financial position every 5 years and rethink paying off your mortgage and retiring at 60.Between now and then concentrate on increasing your income through other avenues you are interested in.

As stated earlier, I just remember telling myself to concentrate on being a good listener above all else so that's what I tried to do.  

If I may throw in another opinion....Most of the advice you are getting is to concentrate on the larger FL cities.  

I really would like to concentrate on one market and dominate but I just cannot seem to pinpoint on one really good market *whether established or up and coming.Any suggestions and help to point me in the right direction is very appreciated!

Anyway, concentrate on partnering with someone who carries the financial for you, kind of hard to start without $.

It is great that you feel like pursuing investment but just remember that emotional feelings must be concentrated on the right things.
