@Jason Schimer I'm here in NY, More specifically, Long Island and I'll tell you that you cannot buy a paper bag for less than 300K and rent it for $2.2K - $2.7K.

I'm a hard-core brand guy (10+ years as a branding consultant), and what I can tell you is that authenticity is the key--in my opinion--to doing this well.  

Asking people what they want then trying to give it to them is a recipe for a mixed bag of goals, expectations, ideas, and most importantly results.Your investors aren't putting their money in the property; they are investing in you.

I will be stuck holding the bag owing the $4.8M and if we did have to sell cause things went bad I would only realize $3.3M so in the end I would be stuck holding the bag no one else.
