The seller is happy cause they avoided foreclosure, the banks are happy cause they were paid the money they wanted, and the end buyer is happy cause they didn't have to wait 3-4 months to find a house.The idiots who ruin it for us are the people not doing it right.

I recall a BP episode in which @Brandon Turner mentioned that he was buying a property all cash but it almost got ruined because his cash was private money and he ended up having to take out HELOCs to save the deal.

@Dan Buchta depends on how you lay out the operating agreement, all and I mean ALL things need to be laid out from the beginning so that there is no chance that you ruin family or partnership relationships.

The landlord almost ruined the relationship by not paying on time but I was definitely pleased with his work, responsiveness, and ability to get to the properties virtually the next day.
