A weak job market may be  a reason to not concentrate and get 10 untis in that area, but I don;t think it rules out starting there.  

Due to this country's history, those crime heat maps often reflect neighborhoods of low income people with a higher concentration of minorities. 

I just don't want to shell out 70k at this point, I'd rather concentrate on getting number 5 paid off.  

@Daniel P Willis I think you should be way less concerned with how much the wholesaler makes and just concentrate on whether it's a good deal for you.  

However, as I have told myself  countless times, it is counterproductive and a wasted redirection of energy to concentrate on changing your source of daily income to meet your desire to be involved in the RE community.
