Inspection came back today,  roof will need some attention soon,  other than that the deck will need a bit of work and some small stuff,  overall pretty happy with the inspection (other than roof) What are your thoughts?  

The patio downstairs is clean and comfortable with a hanging swing and we built a wrap around deck off the back so that upstairs has just as much outdoor space.

We would also like a haandy man to fix some pieces of wood on the deck and other small repairs.

In some of our really old buildings (Victorian, Edwardian) it makes more sense to insulate the underside of the roof deck using closed cell foam and then place polyisocyanuarate hard board on the topside of the deck with a piggyback roof over top.

We overhauled all the major systems, replaced siding, exterior stairs and deck, windows, water heater, appliances, floors and subfloor, and drywall.

However, I need to structure a more formal pitch deck.  

Also, does anyone have insight/experience building pitch decks (or templates) of current portfolios that are utilized for presentations to prospective investors?

Both my listing agent and the buyers agents had TCs on deck to help them with the transaction. 

Ive had an old refrigerator and stove sitting on the back deck for a week now as I renovate.
