Yes, you CAN use leverage to enhance your profits and control more properties, but to say "you'll always make more profit by using leverage" ignores negative spreads between asset yields and debt costs and always assumes assets will appreciate.

@Daniel MillsWe've almost never sold a property with boarded up windows, but I view boarded up basement windows as a permanent enhancement, not a temp situation.Windows above the basement are a totally different story and we would remove the boards to sell unless we are flipping totally as is and need the boards for security.

your partners need to go on title with you and qualify for the loan if that is were the down payment money is coming from in this scenario.and yes In my mind its a myth that money will find you.. can it happen yes.. its it likely when you are starting out with no experience or money NO..this is why you should work on the money and partner side first then go shopping.. don't want to do a ton of work then cant close... you get frustrated and disappointed.. plus when you have your money in hand you can negotiate harder.
