I'm inclined to agree with @Ron S.There's no guarantee the bank will succeed with its claim... after all, the title commitment and policy are usually generated from the same legal description attached to the mortgage, plus the bank's best witness is dead.So if you close now you'd be buying a property that has an attached garage and part of the basement encroaching on the neighbor's lot. 

I have witnessed firms where the client doesn't know their bill until they are signing the completed return.

Not the guy for wholesale advice but am interested to learn a little more about that also.The trick wit live-in flips is to know your market, buy a property that needs much repair that you can fix up and sell at an after repair value that is very profitable.

The SECOND you embrace this... you can finally stop clinging to methods that will RARELY find you motivated sellers like bandit signs, door knocking, cold claling, DMM etc. etc.THIS is the exact thing I have been tryign to convince people of ... for years (yet people accuse me of selling seo).You can do it yourself.

You may categorize my opinion as shallow or imperfect, however, I've witnessed people getting selected for jobs and opportunities constantly based on how they dress and how professionally they act in the work place.  

And I wouldn't attack or accuse her, like implying she's the problem.

I've seen some where the buyer becomes a party to this reduced valuation and could be accused of participating in the fraud if trying to aid the buyer in establishing a false value. 

I've witness these women pick up checks for 20k.
