For YEARS have I been trying to make people understand the simple concept of motivated sellers.
No matter how logic, or obvious the posts, people simply can't absorb it.
What they currently know about marketing simply gets in the way with the points I am trying to make.

It's been a dramatic decline in Phoenix (Maricopa) county, according to the Cromford Report which is a valued local source in Phoenix.
No, there is anbsolutely no slow down other than the standard winter season!
See, it doesn't matter what the market does... there will always be people that can't list with an agent. There will always be houses the banks won't lend against.
This is what I mean when I talk about MOTIVATED sellers!
And dude.. I am telling you...
almost NO ONE truly understands Motivation, including the Cromford Report, apparently.
Yes, for the traditional sellers market, like MLS, I am sure there has been a decline with the hot market... but those are not the audiences we as investors should be targeting anyways!
