Here in Baltimore BRRRR deals are a dime a dozen, even on the MLS (inventory definitely gets tighter in the more desirable neighborhoods though).

Ideally, I'd put up the $1k for the Essentials classes with them but not put another dime into the other classes unless it's from the profits of our investments. $6k profit shouldn't be too much to ask for to pay for the next tier, right?

I will say that the wealthier the client, the more they nickel and dime but they pay and the checks clear no problem.

The fact that they didn't simply say "Hey, this isn't our fault but we'll cover your money and then go after the guilty party on our dime" is just ludicrous.

Your tenant is your customer, and you have the ability here to step up and provide great customer service for hardly any money at all.Instead of trying to figure out who owes exactly every nickel and dime, provide a great experience for your tenants.
