Most agents who would let their sellers sign a contract at your "smoking deal" price are just dummies, verified by the fact this agent did it with no POF, dummy listing agent mistake.I'll also go out on a limb, but probably not very far, and guess that you have no idea how many lien/judgement holders there are on this property as well as who they are.

If you have each llc with sufficient capital, who knows exactly what that is, but for discussion, lets say $50,000 and insurance on top of that....ok, you are likely fine on the personal side...they just wipe out the llc....assuming of course they get judgement.
