Solid brick building, 3 car iron fenced garage. tenants pay for electric and gas.

Currently working on a seller finance deal, in the middle of iron out the details, and I got the lead from Craigslist as well.

Ironically on this deal I thought I'd be paying each house in full (thus having to resort to OPM) but it in fact turned out that the deals were just for just the down payment.

Will contact you sometime this summer (many irons in the fire at the moment).

Ironically this is just one of those deals that I had spoken to the seller first and I was going to get it under contract personally and he literally told me he would give me a week and the very next day he talked to a realtor and the realtor told them that he could get 20k more And that's why I was on the ML last listed at 400k because the buyer wanted more money than what it is currently worth in the houses state and current condition and the fees involved now with that realtor and such....

Coming from me this is a bit ironic because I am always full-throttle 3-4 things going on at once but looking back I would have benefited by taking a chill-pill and focusing more. 

Finally, the tenant is solid, as I said above, never missed a payment and works ironically in PM, not in my properties though. 

Ironically, about the same time we enter into the next marketing cycle for President's, aka election cycle.  

How many weeks out from the 4th week of May 2016 do you recommend I should be purchasing an FHA in order to have enough time to process and iron things out?

Ironically, I was able to completely wipe out all my school debt based on the sale of my house in DC which had appreciated dramatically over a 4 year period.
