Never be afraid to negotiate with wholesalers - I made a clean cash offer 20k below the wholesaler's price and they immediately agreed to move forward and they still made $10k on their assignment fee! The reno amount was a total of $25k including most cosmetic things inside and out and a new roof. Property is to be listed by this week and will be active on the market. The avg DOM for this community is 20 days so I expect some interest early on.
