Personally I would just pay the $300 to get a license, hang it with a transaction broker (you don't have to pay the thousands for MLS access or to join the board) and then sell the properties the same way you are selling options, except that you can describe the property, have pictures, put up flyers, take out a TV ad if you want.

Just not sure you can do that without risk due to the property condition.That said, I am thinking of a true hoarder, like the sort with a mental disorder that makes it nearly impossible to get rid of things (like the old TV show).

I find it amazing how these flip shows on TV show property everywhere in urban areas and they simply they can buy a house for 56K close in a week , do over the kitchen for 8K and then the bathroom for 4K and flip it and close all in 60 days for a profit.
