@Boston Caruthers I don’t care what the IRS is requiring from my electronic payments because I claim all my rent.

I’m sure they would love for you to spend time and money in their stores. 2) When you find a trade contractor,  ask if they do electronic payment ,and what is their email.

But then Zillow allows you to do all the documents electronically, and to collect rent electronically so I've had nothing but good experiences with it.

@Bill BrandtLets face it --- any electronic system is "open" for hacking/fraud/mis-use. 

I wouldn't be to quick to think you are not a victim here Maybe an account that is for the sole purpose of collecting rent, then as soon as its collected the rent is moved by check or some other means, not electronically to another account is a type of defense against this?? 

If the software is not simplifying your life or making you more accurate, you shouldn't use it.Software does have extremely helpful features like online payments, marketing syndication (click a button and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

While I already follow up via text and email, I'm considering a drip campaign, too.I'd like to do a number of electronic follow-ups but then turn to mailing them.

It's a bank account with a banking app that is essentially just an electronic "envelope system" but it allows you to categorize transactions from every swipe and then credit that expense from the appropriate envelope.

But, I'm thinking about  handwriting the name and address on the envelopes, with a real stamp (not electronic).
