@Will Dennisno offense intended, but I think that while this is certainly possible, it is very unlikely, for exactly the reasons @Scott E. laid out.you probably won't be able to get private money for your very first deal unless it's friends or family... and honestly, why would you want private money for it anyway?

I’m 66 and try to keep my global leverage pretty low so as to keep my cash flow a little higher.

They just cancelled the cruise ships again this year and you can speculate as easily as I can about how the oil industry will fare under the new administration or how oil prices will holdup through another year of lower (global) demand.  

Then possible recession, government shutdowns, election year, various wars, global politics etc. there are a lot of big moving pieces so it’s really hard for anyone to say definitively. 

Don't fall for the $50k duplex in Cleveland (no offense to Cleveland) because someone advertises it as a "cash cow."

That would be helpful to know and give us a clue as to why it was pulled.If someone leaves feedback that is grossly offensive (i.e. using profanity), threatening, or factually untrue I can appreciate eliminating false information.  

Seller really took offense that I asked for a deposit when she signs lease agreement, then they wanted March pro-rated at a discount. :)I tried to keep the seller calm.
