I actually signed up and paid for one of those guru workshops and am still sifting through the material that they gave me.  

Everyone of course is different, but to start I would try to look into local community colleges and see if they offer any handyman workshops or classes.

I attended a 'guru' workshop last year and was debating on whether I made the right decision about not jumping at the 'opportunity' they were presenting right there and then.

It was during the time of doing research, that I came across solo 401k s, initially here on BP.What I plan to do, is put on workshops in my community, to get PML.

Also, there's Investor's Workshop on the third Thursday of every month in Costa Mesa (I think, message me if you're interested and i'll get you the exact details).Best advice I can give you is to just jump in.

So I called and canceled the 3 day workshop we paid for and the guy on the other end kept asking me why I wanted to cancel and it seemed every reason I gave him as to why I was canceling he had another reason why I shouldn't.Basically he told me yes they do have additonal Advanced Classes that cost any where from $5,000.00 to $40,000.00 but we don't have to sign up for them and we are not obligated to sign up for them.

I just attended the 3 day workshop, the speaker was very good and knowledgeable but they promise giving you access to funds and also preforeclosure listings.

, you might not recall but in my very early days (hadn't closed a deal yet) we actually met at the now deceased Investors Workshops.

Then head on over to your local Real Estate Investor Association - most major cities have one and Kansas City is no different - actually KC has 2 REIA groups, 3 or 4 landlord groups and several other networking groups where you can LEARN a lot for pennies.Not that you can't learn for free, but most of these groups have a membership fee for their monthly meetings and a small fee for special training sessions.You can connect with people at live events, face to face and possibly find the mentor you re laooking for. . . . or you might go to some of the training workshops they offer and get the information you need to get started and then take questions to the REIA or even here to Bigger Pockets to fill in the gaps.If you print this reply out and take it to the next meeting of MAREI (June in Kansas City) you can go as my guest for free - just show it at the check in desk.
