I'd reach out to a few agents and get a feel for their knowledge of the market and their experience with investors and house hackers in Colorado Springs.

A few deals I've looked at in my market would have been rocket-fuel as R-3 because it would have made a full-scale garage apartment easy to do zoning-wise, which would have been like catnip to the would-be-house-hackers in my market. 

Everyone in this post is talking about a house hack being a good investment to buy now, since the house hacker has to live somewhere.
