First Time Land Investor
Looking at buying a 20 acre plot of land that is currently zoned R3. How easy is it to get this rezoned to R1 so I can subdivide into 2 acre plats?

Would you need to rezone it in order to subdivide it? What specifically would prevent you from creating 10 2-acre lots zoned R-3?
