They based my qualifications more on my experience and ability to attract high paying rents rather than my DTI, W2 income, etcAlthough with more unfavorable terms (5.5%, 25 year amort, ballon payments, etc) They closed fast and were easy to understand

Here in South Florida, Miami specifically, most of these new construction condos are bought by foreign investors, mostly from Latin America; the dollar has strengthen a lot in the past year, thus decreasing the purchase power or the interest to invest in dollars for these investors and creating a market with lots of new units with no buyer or with buyers that gave a deposit and now have to close, but may not be willing to do so due to unfavorable exchange rates.

Using a WY LLC that is foreign registered in another state is probably not a good solution as not only will you have to pay an LLC registration in both states, and more importantly, a judge may decide to apply the LLC laws of either state the most unfavorable for you.So the most often used setup is to have a single member LLC in the state where the property is located.
