And why I believe there is still a lot of great opportunity in small & rural markets for Short Term Rentals!
Seasonality & Regulations: When investing in and buying short term rentals, you need to be thinking long term. How can you earn steady income for years to come while minimizing risk for legislation changes that outlaw short term rentals and protecting your cash flow with markets that have year round attraction.
- 15 minute drive from a national park.
- 20 mins from the largest lake in the state
- State park was just named in the town as of this year!
> 1.5 million visitors to lake and park per year

Smaller markets that are very small (<5K residents) will undoubtedly have less job growth, less economic growth and as a result, less appreciation.
BUT, you can get a DEAL for properties. Even with a high mortgage rate, you might be a let to make it pencil out as an AIRBNB!

We bought for CASH FLOW and to start building our EQUITY!
With just $30k down we were able to buy two single family homes, 7 acres of land and a separate garage shed we are going to convert into an Airbnb.
We can do so much with the land (tiny homes community, cabins, etc..
At just $100/night at 70% occupancy which is more than doable we believe, we will be bringing in more than $1.2k/month on each property. Not to mention we put a tiny home on one of the lots already.
