NO doubt those that get traction early will do very well for many years.

You'll eventually gain the right traction and get your first deal rolling in.

From what Rodney says there is purely speculative at this juncture.You can do a "watch and wait" approach to see when something actually sticks and tries to gain traction or you can go ahead and buy today and hold for a long time.In that situation it's like a lotto ticket waiting to cash it in on a big payday.

I'm from the northern VA area too and although I haven't been to it yet, Traction REIA seems to be getting all of the buzz.

One day, I was talking to some members on BP and just felt like there was not enough traction in talking online and thought it would be nice to meet up in person for a small get together so I decided to ask if any of them would be interested in meeting in person to discuss investments - when the response was overwhelmingly positive - I opened up a meetup page the next day and announced it to BP.Within in hours it was filling up and by the first meetup we had 24 people show up.

You may get some traction trying to go that route, but I've also found the seller's terms are pretty harsh (30%+ down, 3%+ > market rates) - not every time, but I've seen it several times.
