I am taking a loan of $280,000 but for some reason, the lender I am talking to is charging me about $6800 of lender fees in the closing costs quote that he provided, along with other overpriced charges that I have not received when I got a previous loan from a different lender in California.

I was showing it from another perspective in regards to ¨I ALREADY KNOW ALL THAT¨, and dont need anyone to break it down.

Subject to is very hard to get a commission on.

Luckily the  property is in a high density area, walking distance to major shopping center and Old Colorado City, 1/4 mile to I-25, 1 mile to downtown Colorado Springs on a major bike path, 3 miles to Garden of the Gods, 5 miles to Pikes Peak Cog Rail.

Subject to is a similar half-truth: “If the bank exercises their right to enforce the due on sale clause, just deed the property back to the seller and use an executory contract: contract for deed, lease option, land contract instead.”

Let us also say I am willing to carry the second position note for someone assuming the loan. details below on the property ( I will use a property I own and could theoretically do this with... though not planning to). I

SUB TO is alienation of title and as such is an event of default.. the holder of the debt instrument can at their sole discretion accelerate the debt and call the note.
