so I drove to the property, there explained everything. you can see the sky through the roof, half of house was gone, the windows were boarded up..... it was in a tiny neighborhood, I mean there are only 7 houses in the neigh hood, off a main street.

33k for rehab, that's very tiny... if you redid all the floors you'd probably eat up 13k or more...

@Jerry Bredesen Cheapest fix would be some nice flowers and plants to liven up the lawn.If you wanted to spend a little more, paint the house to get rid of that boring old brick color and give the house some pop.If you want to get crazy, I’ve always felt houses with tiny windows have poor curb appeal.

At the limits of what this society tolerates in membership fee avoidance are agents of the IRS.But what's far more interesting for me is what keeps the bulk of the population in line. not the tiny minority of criminals or major tax cheats.

Furthermore, it's hard to tell exactly what's going on in that photo, but that tiny little branch looks too small to do any significant damage, and the dents appear to be hail damage (not typical of a tree limb which would be scratches not perfectly round dents).
