land banking with cashflow?

Hi BP community! I'm looking to find some ideas for utilizing about 6000SF of commercial land on a busy commercial street in Portland (near the airport). The rents in there may currently be too low to warrant development and construction of a nice, new 15k SF building now, so I'm looking for ideas for land banking with cashflow. There's a small house towards front of the lot that can be renovated and rented out, I'm wondering about dropping in tiny homes or renting out space for something else. What ideas/suggestions do you have?
