Some people require thicker margins, but I really recommend not going any less than 20%. (2) 6-9% for closing costs when you sell (if you’re going to list it with a realtor 6% for them and then 1% for your closing costs and I like to budget 2-3% for the buyers closing costs at least in my market) Even if you’re not using a realtor, make sure you budget for sales and advertising.(3) The cost of your repairs.

Also, the basement floor (concrete) has slight slopes to them near areas where there are drains in the basement floor, is there anyway to even these out with thin layers of concrete or will that have to be dug and filled with thicker layers of concrete?

There are definitely a lot more multiplexes available south of Shaw than there are north of Shaw - so there are plenty of opportunities to find deals - it also depends on where you are willing to invest - some investors stay away from areas south of shields, but for those with a little thicker skin - there can be some good money to be made - as was stated earlier - getting your rent on time every month from Section 8 can turn out to be a lucrative proposition.

They are made with these large sheets that are simply cut and glued in place with a caulk like in the corners, and a thicker edge piece running down the sides.
